根据国家和省法律、法规和有关规定，甲、乙、丙方在平等、自愿、协商一致的基础上就下列房地产买卖达成如下协议：
一、甲方拟将位于________房(以下称该物业)转让给乙方。乙方对甲方拟转让的该物业作了了解，愿意购买该物业。
二、该物业房屋建筑面积为____平方米(其中套内建筑面积____占____平方米，公共部位与公用房屋共摊建筑面积 平方米，以上面积以房产证产权面积为准)。该物业甲方于____年____月____日与丙方签订了《商品房买卖合同》，合同号为xx (200 )____号。
三、甲、乙双方议定该物业交易总金额为人民币____拾____万____仟____佰____拾____元正。乙方须按下述选择的方式付款(A-C只可选其中1种)。

(b)________币____________须在签订本合同____天内付清作为定金余款，甲方收款当日须即向抵押银行申请办理还贷手续，甲方须在完成还贷、注销抵押登记等手续前把原《商品房买卖合同》交还丙方作转让登记。
四、本协议签订之日，甲、乙双方将有关资料交给丙方，由丙方协助办理转让手续。
五、在丙方办理有关原《商品房买卖合同》注销手续后，乙方须与丙方重新签订《商品房买卖合同》条款执行。
六、乙、丙方同意在签订《商品房买卖合同》并送中山市房地产交易所备案登记后按《商品房买卖合同》约定楼房交付使用日期由丙方交付乙方支付。
七、在办理该房产转让手续时政府所收取的费用人民币________由乙方支付。

八、甲方保证上述物业享有完整所有权，能完全支配及处理。有关该物业的产权瓜葛、债务、税项及租赁清还抵押等，甲方应在交易完成前清理完毕，并保证交易后乙方无须负责，否则甲方应赔偿乙方由此引起的一切损失。
九、该物业在签订本协议前，甲方须付清一切有关该物业之杂费(如水电、煤气、管理、电话费及有线电视费等)。
十、如甲方未能履行本协议之条款以至本协议不能顺利完成，则甲方除须退还所有乙方已付之定金外，并须以同等数目之金额赔偿乙方以弥补乙方之损失，唯乙方不可要求进一步赔偿或逼使甲方履行此协议。
十一、基于丙方已提供之服务，丙方有权在签署此协议时向甲方收取人民币________元及向乙方收取人民币________作为佣金。
十二、无论在任何情况下，若甲方或乙方任何一方未能依本协议之条款卖出或买入该物业，则毁约之

十五、本协议未尽事宜，三方可协商签订补充协议(附件)，补充协议与本协议具有同等法律效力。
十六、本协议一式三份，自签定日期起生效，甲、乙、丙三方各执一份。
